What kind of landlord are you dealing with? Jewish, Indian, and Chinese (Hong Kong) are the worst landlords to deal with.The laws do not protect commercial tenants very much. It is entirely up to the leasing agreement you signed with the landlord. Such dealings must be handled by a good lawyer.
I do not understand: if she took your money, why should you do the work? Is she supposed to do it for you with your money?

Check out lease contract, make sure you know your rights, if not, you are going to need a lawyer sooner or later.

玻璃的事得天天催，每天打几个电话。要多和房东直接谈，生意好了对他也好。关于装修费用，拿出买店的合同，先按照预算做一个方案。如果是房东一定坚持要一个超出预算的方案，那么当然由他垫支超出的部分，如果方案对你生意也好，你也可好心出一点。
要坚持也要会诉苦。要结果也要用手段。

唉，要天天找房东谈还是件难事，她给的电话号码只是voice message, 从来没人听。只能留言给她，她不回电话，我就拿她没办法。
