I have no much idea about your case. I believe the rental is too high, and
you don't have to sign a 1 year contract with him. And, you know, I am not
familiar with the law here, and I am afraid I can't have any useful suggestions for you.
I have some trouble when I just came here with the landlord. There is a
Neighbourhood Leagal Service located at Parliament & Queen. They help us get our money back. My wife signed a paper with them to assign them to deal the case, and then they sent a mail to my landlord. And the landlord gave a check to me. That's the story.

For your case, I think, you must have a requirement in your mind (what do
you what to get from the case). I don't know if you could get some money
(as penalty) from the landlord, but at least, you can terminate the contract.
One other thing, I do believe it's not legal to lease the living and dinning
room to you. Nearly 99% of leased house in Toronto are illegal.
